How to Apply

  1. Click the "Apply Now" button on the listing page to create an account and complete the online application. Applications are processed in the order received.

  2. If you have a roommate, include their information with your application.

  3. Pay the non-refundable application fee of $25 for each applicant over 18 years of age.

  4. After submitting your application, our team will review your information and contact you within two business days with feedback or results. Additional documentation may be requested to verify your information before issuing full approval.

Approval Steps for Home Types

  • Upon approval, you have 48 hours to pay your initial security deposit online to begin the lease agreement process.

  • Sign and submit your holding agreement and pay the refundable holding fee (equal to one month’s security deposit, based on your monthly housing agreement cost) within 48 hours of approval. Both the agreement and fee are required, and the holding fee will be applied to your first month’s rent.

  • Home availability dates may change; maintain contact with our team for updates.

 

Background Check Requirements

  • Every applicant and occupant aged 18 or older must complete a background check.

  • Applicants who are registered sex offenders must disclose this information. All applicants undergo a limited criminal history screening to determine sex offender registration status.

  • Applications from registered sex offenders are reviewed on a case-by-case basis. The background check does not review other arrest or conviction records.

  • This requirement is not a guarantee regarding the history of current residents or occupants, as some may have moved in before this policy or our ability to verify may be limited by available information from background and credit reporting services.

 

Occupancy Guidelines

  • The standard occupancy limit is two people per bedroom plus one additional person, unless local laws specify otherwise.

  • If occupancy exceeds these guidelines during the lease term, you may be required to transfer to another available home with more bedrooms at the end of your lease or move out.

 

Application Requirements

  • Pay the $25.00 application fee using a credit card via your online profile.

  • Your information will be used for a credit and criminal background screening.

  • A Real-Estate @ Pattis Living Room representative will contact you with results and next steps.

  • Be prepared to upload supporting documents as needed for verification before receiving full approval.

  • Your application remains valid for 30 days; if requested income or identity information is not provided, the home may be placed back on the market.

 

Financial & Credit Criteria

Unless otherwise required by law, applicants must have a combined income of at least two times the monthly rent.

 

Leasing History and Guarantors

  • Guarantors are allowed for applicants who do not meet the rent-to-income ratio or who may otherwise be denied due to credit history. Only one guarantor is allowed per home.

  • The guarantor must complete an application and pay the application fee, have a monthly income of at least two times the monthly rent, meet all other qualification criteria, and sign the lease as a Leaseholder.

  • Applicants who do not meet some criteria cannot receive an exception solely because they have a guarantor.

 

Qualification Requirements

  • All applicants must undergo a credit report review to verify credit ratings. Income and credit history are used in a screening model to determine eligibility and security deposit amounts.

  • Applicants may be approved based on results. As a 2nd chance lease realtor, factors such as collections, charge-offs, repossessions, or current delinquency can negatively impact your score. However, owing a debt to a previous landlord or having open bankruptcies will not affect your chances of being approved.

  • Security deposits can be paid in up to two installments. The first installment is due at least 24 hours after receiving the lease agreement.

 

Fraud Prevention

Be vigilant against scams. All payments should be made directly through the Real-Estate @ Pattis Living Room website; do not use wire transfers or person-to-person apps like Zelle, PayPal, or Cash App. Employees will never ask for your username or password.
